DEC Surrey: A Mandatory Requirement for the Home Owners in the UK!

Dec is a display energy certificate. The Dec has been made mandatory by the UK government since the year 2008 for public buildings. For every public building, it is compulsory for the owner to show a DEC Surrey to the assessor.


Importance of DEC

The DEC’s are primarily made to encourage improvement of energy usage and performance of buildings. They work in alignment with EPC Surrey (Energy performance certificate) to know the ratings of energy assessment. The energy performance certificate is compulsory to be shown at the time of sale or lease of any commercial property. Ratings are given for the energy assessment from A to G, with ‘A’ being the most efficient and ‘G’ being the least efficient one.

The display energy certificate is valid for one year and comes with an advisory report which is valid for a period of 7 years. This report assists people to improve the energy efficiency of their property for a better rating and is used alongside EPC. This is done so that the next DEC Surrey illustrates a better rating on a property regarding the energy usage. The government has appointed an energy assessor for the job for assessment of energy usage. The reading involves actual meter readings and the total gas or fuel used in the building.

Procurement of Dec Certificate

To get the DEC certificate, the assessor is required to know the gross internal floor area of a property along with total operating hours put together with real meter readings. This is to know the fuel usage during a year of assessment. As such, the DEC cannot be produced if the energy assessor does not find sufficient information on energy usage. Also, the penalty for a failure to display the DEC Surrey and other areas of the UK amounts to £500.

The assessor before issuing the certificate checks on factors like A.C, ventilation, heating and lighting tools etc. to measure the energy usage. An EPC Surrey is also required while selling a public building to rate it as energy compliant.
